As the days grow longer and the weather warms up, May is the perfect time to give your orangery or home extension a little seasonal TLC. After the damp, chilly months of winter, your space may need a few checks and updates to keep it looking great and functioning at its best. Here are some simple but essential maintenance tips to help you refresh your space this spring.

1. Glass and Glazed Areas

Clean all glass surfaces at least once a year, more frequently if you’re near the coast or in an exposed area. Use a soft cloth and warm water with a pH-neutral detergent. Avoid any acidic or abrasive cleaners, as they can damage the finish.

2. Gaskets and Openings

Inspect gaskets around windows and doors. If they’ve become dislodged, simply press them back into place; they’re vital for proper sealing. Clean them gently with warm soapy water if needed. Also, check all opening windows and doors to ensure they move freely and aren’t obstructed by debris.

3. Hinges and Locks

Dust and debris can build up in hinge mechanisms over time. Lightly oil the pivot points (just one drop!) and check for any loose screws or rivets. For locks, use a light mechanical oil on guide slots and grease on bolts and receiver plates. Avoid lubricating handles or using any abrasive cleaners on them.

4. Trickle Vents and Gutters

Don’t overlook the trickle ventilators; they should be dusted and kept free of debris to maintain airflow. Gutters and downpipes should be cleared of leaves and grime at least once a year, ideally before winter returns.

5. Paintwork and Timber Care

Hardwood frames and painted surfaces should be washed annually with a mild detergent to remove pollutants. Any cracks or exposed timber must be repaired promptly to prevent water damage. For re-coating, clean the surface, abrade lightly, and apply one or two coats of the appropriate microporous paint. Always follow best practices for brushing and drying times.

6. Hardware Finishes

Clean internal hardware with warm soapy water and occasionally apply wax polish. For external fixtures, particularly in coastal or industrial areas, use chrome cleaners and light oil wipes. Brass and bronze can be polished if you want to maintain their shine, or left to naturally age.
