We designed and built a stylish dining extension on a modern property near Epsom, Surrey.

The brief

The property already had a conservatory, installed by previous owners as a low-cost extension to the existing ground floor living space.

Our client liked the space but wanted to create something more substantial and better integrated into the main house and to be used as a dining extension to the kitchen.

The conservatory, with its fully glazed roof was difficult (and increasingly more expensive!) to keep warm in the winter and cool in the summer.

The design

Our proposal was to replace the conservatory with an orangery.

The basic difference being instead of a fully glazed roof, an orangery has a glazed lantern centred in an insulated flat roof.

Which, along with a full brick wall along one elevation ensured the room temperature would be easier to control, much the same as any other room in the house.

The client had expressed a preference for a contemporary, minimalist design, that would create space inside and allow entertainment to spill seamlessly into the garden.

Three leaf aluminium doors on the side elevation fold back on each other against the house wall, opening up the whole elevation. Similarly, on the rear, two patio doors slide back across a third, fixed frame, again creating a wide opening. The doors are made from powder coated aluminium, with large panes of tinted, heat conserving, toughened double glazing.

Getting the details right

The orangery fascia above the doors has a contemporary, laminated finish, colour matched to the aluminium.

The insulated flat roof is covered externally with a single ply all weather, water-tight membrane and lead flashing to the house wall and lantern upstand.

The minimalist lantern has heat deflecting, tinted, self-cleaning, toughened double glazing designed specifically for orangery and conservatory roofs.

Combined with electrically operated roof vents, this specialist glazing is key to maintaining even room temperatures in the orangery all year round.

Completing the project​

Internally the walls are all plastered and dimmable LED downlights are set in the ceiling.

Heat is provided by a wet system of underfloor heating, linked to the rest of the house.
The 1.0m x 1.0 tiles were supplied by the client, as was the décor.

These were fabulous clients, who had a very clear idea of what they wanted but allowed us the freedom translate their aspiration into reality.

Our guarantee

All works, even those carried out by our contractors, are covered by our 10 year warranty. And, 12 months after the installation has been completed, we return to check everything is in good working order and the orangery has settled in over the past year.
